How does it work?: Generally English House sellers in italy with no qualification to sell get you to sign a document "procua" which gives them the right to sign the Italian contracts in the house buying process.This is basically illegal, worse highly dangerouse for the buyer,they tell you that because you do not understand Italian it has to be done that way. Not true. How to avoid this scam?: Never sign a document in Italy in Italian unless you understand it yourself.Never give the power to sign contracts for you to a person handling the house sale.Walk away from anyone suggesting this. Use a registered and qualified estate agent who is a member of FIMAA or FIAP to help you find a property. No gurantees with them either, but at least there is legal requirements of conduct. |

How does it work?: In Italy you got to sign the final act in front of a Notary.This one speaks English and Italian. Does the translation for you.English version does not match Italian version and you end up with a lot less than you thought you were buying. How to avoid this scam?: Avoid notaries preparing documents that you cannot check the significant diference in.Employ your own interpreter and get them to sign the translations as true. |

How does it work?: estaqte agents here in italy ofetn advertise properties that they do not have for sale hoping that no italian agent will look at the english internet area client arrives they make up excusues as to why they cannot get in property, if you like it they do a deal with the local agent and double the price to you How to avoid this scam?: avoid agents that use scouts, they are generally the worst, if an agency is advertising hundreds of properties they most probably are skimming them off either other sites or newspapers an agent should have a mandate to sell ask to see it |

reserving a property in italy

How does it work?: Local geometra sees a house for sale and reserves it for six months at a very low price,pays no money,and then with an estate agent puts it on the market at three or four times the asking price. When foreign buyer is found geometra gets someone he knows to purchase house and then resells through the agent.The foriegn buyer does not know he has just paid over the odds. How to avoid this scam?: Check the agent is registeres and even if they are check the mandate to sell and see who owns the property and ask to meet with them or talk to them.I know a couple who have bought an old tower on the hill.They think life is wonderful,they were conned by three times the amount they paid and now the geometra along woth his building company is supposedley helping them out.They will be sucked dry. |
